The Nebraska Department of Insurance explains the split homeowners actually hit: actual cash value pays the depreciated roof minus the deductible. Replacement cost can pay the difference after the work is done. DOI has described that holdback window as usually about 180 days, set by the policy, not by the roofer. Miss the window and you can be stuck with depreciation.
What we do on a claim
- Photograph bruises, layers, soft metals, gutters, and valleys.
- Meet the adjuster when you want us there.
- Write a scope that matches the house — Elkhorn valleys are not a Ralston ranch.
- Tell you if the work looks smaller than a typical wind/hail deductible.
DOI has also said that if repairs will cost less than the deductible, consider not filing — some carriers still count the claim at renewal. If the numbers stall, start with the adjuster.
