When to Replace an Omaha Roof Instead of Patching It
A $400 patch on a roof that is already done is how you pay twice. A tear-off on a single boot is how a storm chaser pads a claim. The honest call is after we are on the roof.

Replacement is usually the answer when
- Bruises cover most slopes — not one valley.
- There are already two layers. A third overlay cooks the attic and can void the shingle warranty. Common on older Ralston, Havelock, and north Columbus houses.
- Leaks keep moving after two honest repairs.
- The shingle is at the end of its life and the next hail cell will finish it.
Repair is enough when
- One boot, one valley, or one wind-lifted edge.
- The blend still exists and the rest of the field is sound.
- Ice-dam damage is the eave, not the whole south slope.
A rule of thumb we will stand behind: if more than about 30 percent of the roof is bruised, leaking, or missing, stop stacking patches. Market prices for a tear-off are on the cost guide. The job page is Omaha roof replacement. Permits are required for a full reroof in the city.
