How to Spot a Storm Chaser After an Omaha Hailstorm

After a significant hail event, out-of-state crews arrive in Omaha within about seventy-two hours. Some do competent work. The structural problem is that their business model does not include being here in three years, and a roof warranty is worth exactly as much as the company standing behind it.

The pitches you will hear

  • “We were working on your neighbor's roof and noticed…” Sometimes true. Usually the opening line for the whole street.
  • “I can get your whole roof paid for by insurance.” Nobody knows that before an adjuster inspects. It is a promise about someone else's decision.
  • “We'll waive your deductible.” Insurance fraud in Nebraska, and your name is on the claim, not theirs.
  • “This price is only good today.” No legitimate roofing bid expires in an afternoon.
  • “Just sign here so we can start the inspection.” Read what you are signing. See below.

The clipboard is the real risk

The document handed over in a driveway is frequently not an estimate. It is a contingency agreement — you are agreeing to hire that company for whatever work the insurance company approves, at whatever the carrier pays, before you have seen a scope or a dollar figure.

Some are fine and cancellable. Some assign your claim benefits to the contractor, which hands over your leverage entirely. Either way: never sign anything in a driveway on the day it is offered. A real contractor will still be interested tomorrow.

Four questions that sort it out

  1. Where is your shop? Not a P.O. box, not a regional office — a physical Omaha-area address somebody answers the door at.
  2. Who honors the workmanship warranty in five years, and what is the term? Get the number of years in writing. Vagueness here is the whole answer.
  3. Can I see your certificate of insurance? It should arrive by email within the hour. Nebraska does not issue a statewide roofing license, so insurance and a real address are your actual verification tools.
  4. Can you show me local jobs from two or three years ago? Not last week's. Anyone can show you a roof they finished on Tuesday.

What a local contractor does differently

Honestly, some of it is unglamorous. We know which permit office an address falls under, because we file there constantly. We know what a Millard split-level has under the shingles, because we have torn off a hundred of them. And we take calls about roofs we installed years ago, because we are still at the same number.

None of that shows up on a bid. It shows up in year three.

Is it illegal for a roofer to pay my deductible in Nebraska?

Waiving, absorbing, or rebating an insurance deductible is fraud, and the claim is in your name. Any contractor who offers it is telling you how they run the rest of the job.

What is a contingency agreement?

A contract that commits you to a contractor for whatever scope the insurer approves, usually signed before any dollar figure exists. Read it fully, check the cancellation window, and never sign one the same day it is handed to you.

Are all out-of-state roofing crews bad?

No, and some do good work under pressure. The issue is structural: a workmanship warranty depends on the company being reachable later, and a crew that follows storms is optimized for the opposite.
