The usual Omaha roof

Architectural Shingles in Nebraska

Most houses we tear off in Omaha, Lincoln, and Kearney are architectural asphalt — laminated shingles, not the old three-tab. That is the system this climate usually gets, unless you are paying for Class 4 or metal on purpose.

We install GAF, CertainTeed, and Owens Corning architectural lines and honor the manufacturer warranty that ships with the product. The labor term is on your estimate. We do not invent a year count on this page. Brand choice is color, availability, and what your HOA already approved in Elkhorn or southwest Lincoln.

Why not three-tab here

Three-tab is thinner, lifts easier in plains wind, and looks dated next to a 2010s west Omaha two-story. Architectural has a second laminate layer. It still bruises in a real hail cell — it is not Class 4 unless the bag says it is. See Class 4 if that is the conversation you are actually having.

What has to be under it

  • Ice-and-water at eaves and valleys — Nebraska ice is not optional detailing.
  • Synthetic underlayment on the field.
  • Drip edge, boots, and ridge that match the system — leftover builder-grade vents fail first.
  • Ventilation so July heat is not cooking the laminate from below.

Published Omaha installed ranges for architectural work live on the cost guide. Those are market figures, not a bid. The job itself is roof replacement.

The one we can get in the HOA color, that still has a real warranty path. We install GAF, CertainTeed, and Owens Corning. We will not rank them like a magazine.

Hail and south-slope heat decide more than the bag’s marketing year. A bruised 12-year roof is done. A sheltered 20-year roof might not be.

If the blend is still made, yes. If it is discontinued, we pick the closest and write that down before we start.
