What Is a Slate Roof?

A slate roof is a roof covered in split stone tiles, each one hung on the deck with nails or hooks. Real slate is quarried — Vermont, Pennsylvania, Wales — not stamped from asphalt. It is heavy, expensive, and, on the right structure, it outlasts everyone who installed it. It is also rare on Omaha houses for reasons that have nothing to do with taste.

How a slate roof is built

• The stone. Each tile is a few pounds. A square (100 sq ft) of slate can weigh 800 to 1,500 pounds. Architectural asphalt is a few hundred.
• The deck and framing. That weight needs a structure that was designed for it, or engineered later. A 1970s Millard truss roof is not a slate candidate without a conversation with an engineer.
• Flashings in copper or lead-coated copper. Asphalt step flashing does not belong under stone.
• A crew that still does this work. Slate is a specialty. Breaking three tiles to replace one is how amateurs turn a repair into a purchase order.

Slate versus the look-alikes

Faux slate — rubber, plastic, or fiber-cement tiles that mimic the shadow line — is a different product. Lighter, cheaper, not stone. Some of it belongs on a house. None of it is a slate roof. If a bid says “slate” and the sample bends, you are buying a look, not a quarry.

Does slate make sense in Nebraska?

Freeze-thaw and hail are hard on any covering. Good slate handles both better than three-tab. It can still crack on a sharp hit, and a broken slate is a specialty repair, not a Saturday bundle from the lumber yard. Historic houses that already have slate should be maintained as slate. New construction in Elkhorn or a ranch in Stromsburg almost always wants composition or, on a shop, metal.

Cost, in plain terms
